VDL De Meeuw to build 286 modular homes for Amersfoort
Commissioned by De Alliantie Ontwikkeling, VDL De Meeuw is building 286 relocatable homes in the new Bovenduist neighbourhood in Amersfoort. Production will start in early 2026, and the building modules will be delivered and installed between March and July 2026. Once the first buildings have been constructed, galleries, balconies and facades will be added. The homes will then be finished and prepared for use. The municipality of Amersfoort and OntwikkelBedrijf Vathorst (OBV) are collaborating on this project. After completion, housing association De Alliantie will rent out the homes.
This is the second-largest order for apartments at a single location for VDL De Meeuw. In 2024, the specialist in modular flexible properties from Oirschot received an order for approximately 500 modular apartments in Nijmegen. These homes were built in seven months.
The homes in Amersfoort will be part of the new Bovenduist neighbourhood, with over 3,300 homes in total, a business park, hockey fields and all kinds of amenities. The 286 modular homes being built are the first in Bovenduist. These include 240 social housing units and 46 mid-range rental homes, intended for first-time buyers, couples and small families.

“Making better use of scarce space”
Alderman Willem-Jan Stegeman (Bovenduist): 'The demand for homes in Amersfoort far exceeds supply. This is understandable, because this city is a wonderful place to live. For the many people looking for a home, we are therefore building at a rapid pace, in collaboration with housing associations and developers, among others. Permanent homes, but also temporary and relocatable homes in places that are suitable for this purpose. In this way, we are making better use of the scarce space in our city and helping house hunters find accommodation."
The flats are spread over ten buildings of four to six storeys. All flats have a balcony that is as wide as the flat itself. Each building has space for bicycle storage. Cars are parked on the edge of the neighbourhood, on the side of the polder.
“Modular construction contributes to accelerating housing construction”
Jan van Barneveld, director of De Alliantie Ontwikkeling, is pleased with the addition of these relocatable homes: “Bovenduist is a good example of how cooperation and smart, modular construction contribute to accelerating housing construction. By starting with relocatable homes now, we are laying a solid foundation for the further development of this new neighbourhood.
“Adding affordable and comfortable homes quickly”
Fleur Imming, regional director of De Alliantie Amersfoort: “With these relocatable homes, we can quickly add affordable and comfortable rental homes in Amersfoort. Bovenduist shows that temporary and relocatable living can go hand in hand with quality, sustainability and a pleasant living environment for our tenants”.
VDL De Meeuw contributes to the rapid, efficient and sustainable realisation of the project with its industrial, modular construction method. By manufacturing many components in advance in the factory, the construction time is significantly reduced and the quality remains high. The homes meet current requirements for sustainability and comfort.
Bram van Rijt, Director of VDL De Meeuw: ‘With Bovenduist, we are making an important contribution to the housing challenge in Amersfoort. This project shows how we combine speed, quality and sustainability with industrial, modular construction. Together with Alliantie Ontwikkeling and the other partners, we are creating a living environment where people can enjoy living.’
